London Space covers Sales, Lettings, Search (Relocation) and Management including block management. Our approach to all derives from our values of integrity, honesty and fairness. That means doing the best for you: not under or overvaluing your property, not misrepresenting offers, applicants or our services, not taking commissions from lawyers, tradesmen etc without permission and not adding unexpected extras from obscure terms!

Having invested in new technology, we can now effectively manage a database of customers (including corporate clients) and we also feed to all the major portals. So we can find a buyer or tenant for your property in the shortest possible time and attain the right price.

We will respond quickly and effectively to requirements related to your property, making sure it maintains its value and that any tenants are happy. Rather than simply holding steady, we also want to increase the value of your property by helping manage your project.

We are building a resource to assist people with pets who are an increasingly important segment of the rental market; please let us know if you might consider supplying or using such a service.

Letting Fee Information

Tenants
A holding deposit of 1 week's rent; this will be refunded or can be set off against the main tenancy deposit. But it can be withheld by us if you give us misleading information as to your offer or circumstances; if you fail a Right to Rent check; if you withdraw from a property or fail to take reasonable steps to enter into a tenancy agreement.
A tenancy deposit equivalent to 5 weeks' rent (6 weeks if rent is more than £50k pa).
A payment of up to £50 inc. VAT to alter the tenancy agreement, when requested by a tenant, or reasonable costs incurred if higher.
Interest, at a rate of 3% above the Bank of England’s base rate, for late payment of rent (which is more than 14 days overdue).
A payment of £25 inc. VAT for the replacement of a lost key or security device, or reasonable costs incurred if higher – many keys cost £40 or more for replacements.
Payments associated with early termination of the tenancy when requested by the tenant. This would be our fees to the landlord to the end of the fixed term and a minimum £200.
Payments to service providers in respect of utilities, communication services, TV licence and council tax if applicable.
Other payments, permitted under appropriate legislation, including damages.
